Welcome to Mani Construction. By accessing our platform, engaging our construction services, or purchasing building materials from us, you agree to comply with and be bound by the following Terms and Conditions. Please read them carefully before initiating any service or transaction.

1. Geographical Service Area

Mani Construction operates exclusively within specific geographical regions in Tamil Nadu.

  • Primary Coverage Area: Our construction, interior design, and material supply services are strictly provided only within Thiruvarur and Thanjavur districts.

  • Service requests, material orders, or site visits outside these designated locations are subject to explicit written approval and additional transportation charges.

2. Services Offered

Mani Construction provides end-to-end building and structural solutions, including but not limited to:

  1. Residential & Commercial Construction: Full-turnkey construction, structural planning, and elevation execution.

  2. Interior Design Services: Custom interior space planning, woodwork, false ceiling, and modern residential aesthetics.

  3. Building Material Supply: Direct supply of certified, high-grade construction materials.

3. Material Supply Terms & Specifications

We supply premium quality raw materials directly to project sites within our service area. Customers must review and confirm material specifications prior to delivery dispatch.

Material Categories Supplied:

  • Bricks: Chamber Bricks, Country Bricks (Traditional Red Bricks), and Fly Ash Bricks.

  • Cement: Premium Dalmia Cement brands.

  • Aggregates & Sand: 20mm Aggregates, 40mm Aggregates, M-Sand (Manufactured Sand for concrete), and P-Sand (Plastering Sand).

Delivery & Offloading Policy:

  • Deliveries are made to the designated site address provided during order placement.

  • Safe offloading access must be ensured by the client at the site. Any delays caused by restricted access, narrow roads, or site unreadiness may incur additional detention or re-delivery fees.

  • Customers or their authorized site representatives must inspect materials upon arrival. Any discrepancies in quantity or visible damage must be reported immediately prior to offloading.

4. Quotations, Pricing, and Payments

  • Quotations: All cost estimates, project quotes, and material prices provided by Mani Construction are valid for the period specified in the estimate. Prices of raw materials (cement, bricks, sand) are subject to market fluctuations until an order is confirmed with an advance deposit.

  • Payment Schedules: Construction and interior design projects follow milestone-based payment schedules agreed upon in individual contract agreements.

  • Late Payments: Delayed payments beyond the due date specified in invoice schedules may result in temporary suspension of work or delivery holds until dues are cleared.

5. Client Responsibilities & Site Access

For smooth execution of construction and interior design projects, the client agrees to:

  • Provide uninterrupted access to the project site, along with basic site amenities (electricity and water supply) required for construction work.

  • Ensure clear ownership titles, legal permits, and statutory approvals from local authorities (e.g., DTCP, local Panchayats, or Municipal Corporations) before commencement of structural work.

6. Project Timelines & Work Delay

While Mani Construction strives to complete every project within the stipulated timeline, delays caused by unforeseen circumstances—including heavy rainfall, natural calamities, local labor strikes, material shortages, or client-initiated design revisions—will extend the completion deadline accordingly without liability on Mani Construction.

7. Quality Assurance & Warranties

  • Materials: All supplied materials (Dalmia Cement, Bricks, M-Sand/P-Sand, Aggregates) adhere to standard Indian Standards (IS) code benchmarks for quality.

  • Workmanship: Structural construction and interior installations are executed under site supervision. Structural warranties and defect liability periods (if applicable) will be detailed in individual project contract agreements.

8. Cancellation & Refund Policy

  • Material Orders: Orders for raw materials cannot be canceled once the transport vehicle has been dispatched from the yard.

  • Construction & Interior Contracts: Contract cancellations must be submitted in writing. Advance amounts are subject to deductions covering work already completed, materials procured, and site preparation costs incurred up to the date of cancellation.

9. Intellectual Property & Site Media

All custom elevation designs, floor plans, 3D interior renderings, photographs, and media content created by Mani Construction remain our sole intellectual property. Unauthorized duplication, reproduction, or commercial use without written permission is strictly prohibited.

10. Limitation of Liability

Mani Construction shall not be liable for any indirect, incidental, or consequential damages resulting from site access delays, third-party structural modifications made without our consent, or force majeure events outside our control.

11. Governing Law & Jurisdiction

These Terms & Conditions are governed by and construed in accordance with the laws of India. Any disputes or legal matters arising out of our services or material supply shall be subject to the exclusive jurisdiction of the courts located in Thanjavur / Thiruvarur, Tamil Nadu.
